How much are lots? Lots start at only $16,850, or $114/mo, when financed over 15 years at a fixed 6% APR with 20% down.
Is financing available? Yes. Our preferred lender, Winnsboro State Bank, is making financing available for Tensas Escape lots at affordable monthly payments. However, you are free to use whatever lender you wish and are encouraged to shop around for the best terms.

Can I stay in a camper on my lot? Absolutely. So long as the camper is the primary residence, there are no restrictions preventing this.
Do I have to install a sewer system? Like all lots in Tensas Parish, if you want to receive electricity, DHH requires that you install a sewer system. Since all Tensas Escape lots are pre-approved for sewers, the installation process is fast and simple.
How much does a sewer system cost? Lots are approved for individual mechanical treatment stations (Mo-dad systems), which costs about $2600 to fully install. Permits are issued by DHH (lots are pre-approved) and work must be completed by a licensed plumber. Buyers are provided a list of local, reputable contacts once lot goes under contract.
How much does a driveway cost? Culverts with entrances are already established on each lot, so you're starting out with a considerable savings. However, you will need to connect the driveway to your camp once you decide on where your camp will go. On average, a typical driveway in Tensas Escape will require one large load of clay/aggregate base and one small load of gravel to "cap" it. Delivered, this material will cost approximately $1200 plus approximately $500 to spread and compact. Buyers are provided a list of local, reputable contacts once lot goes under contract.
